What inspectors actually check
Inventory clerks work to a list, and the same items come up again and again. Very little of it is the middle of the living room floor.
- Oven interior, racks and door glass
- Hob, extractor and filters
- Inside kitchen cupboards and drawers
- Fridge, freezer and washing machine drawer and seals
- Limescale on shower screens, taps and tiles
- Skirtings, door frames, switches, sockets and radiators
- Window frames, sills and internal glass
Prepare the property first
An end of tenancy clean is not a clearance service. Every belonging, bin bag and item of furniture that is not part of the inventory needs to be gone before the cleaners arrive.
Keep the utilities on. No hot water and no power means no clean, and that wastes the appointment.
- Remove all belongings and rubbish
- Defrost the freezer the night before
- Leave the property accessible with parking arranged where needed
- Share the agent's checklist if you have one
What is not included
Carpet and upholstery steam cleaning is a separate specialist treatment, and some tenancy agreements ask for it specifically — check your paperwork.
Gardens, garages, lofts and external windows are normally excluded, as is repair work. Filling holes and touching up paint is not cleaning.
Timing
Book for the day after the property is emptied and before the check-out inspection, with a small buffer if you can. In Hull and Cottingham, the end of the academic year is the busiest period, so book early.
